Here’s an honest run through every way to get reliable wifi out to an annexe or outbuilding, from cheap plug-in fixes to the point-to-point wireless links we’re known for — and how to tell which one your place actually needs. /01 — THE SHORT ANSWER

The reliable way to get wifi in a granny annexe

The most reliable way to get wifi in a granny annexe is to carry a wired signal from your main house out to the annexe, then fit a dedicated wireless access point at the annexe end — either through a buried outdoor Ethernet cable, or, where digging isn’t practical, a point-to-point wireless bridge that beams the connection between the two buildings. Cheaper plug-in fixes like powerline adapters and mesh nodes can work for a close, attached annexe, but they get unreliable the moment thick walls, a long garden or a separate fuse board get in the way.

Think of it as a ladder of options, roughly cheapest and least reliable first:

  • Powerline adapters — send data through your mains wiring. Quick and cheap, but fussy.
  • Mesh wifi — extra nodes that hop the signal along. Fine over short distances.
  • Outdoor access point on a cable — the gold standard: a proper wired link with full-strength wifi at the annexe.
  • Point-to-point wireless bridge — a pair of aimed radios that act like an invisible cable between buildings. Our speciality for anything detached or far away.

/02 — POWERLINE ADAPTERS

Powerline adapters: cheap, but often hit-and-miss

Powerline adapters use your home’s electrical wiring as a network cable. You plug one unit in near the router and link it with an Ethernet lead; a second unit plugged in inside the annexe gives you an Ethernet socket or a small wifi hotspot at the far end. On paper it’s the simplest fix going — no cables to run, no ladders.

The catch is the wiring itself. Powerline works best when both adapters sit on the same consumer unit (fuse board). Many granny annexes are wired as a separate supply with their own fuse board — and when that’s the case, the signal often can’t make the jump at all. Even within one property, older wiring, RCD-protected circuits and surge-protected extension leads can drag the speed right down or drop the link without warning.

Our honest take: powerline is worth trying for a close, attached annexe on the same wiring, especially if you mainly need email and browsing. For anything detached, or where video calls and TV need to be rock-solid, we’d point you at a wired or point-to-point solution instead — rather than watch you buy adapters that never quite behave.

/03 — MESH WIFI

Mesh wifi: great indoors, limited across a garden

A mesh system replaces a single router with several nodes that share one wifi network, handing your devices from one to the next as you move around. Indoors, across an open-plan house, mesh is excellent. Some brands also make weatherproof outdoor nodes you can mount on a wall to push the signal further down the garden.

The limitation is physics. Every time a mesh node talks to the next one over wifi rather than a cable, it loses speed — and garden walls, cavity insulation and the distance to a detached annexe all eat into the signal fast. You can end up with a node that connects but crawls, which is arguably worse than no wifi at all when someone’s mid video call.

Mesh really comes into its own when you can feed the far node with a cable (a “wired backhaul”) — which is essentially the cabled option below, with mesh handling the wifi indoors. On its own, wirelessly bridging a thick-walled or detached annexe, it’s a gamble. We often use mesh as the indoor half of a proper install rather than as the link between buildings.

/04 — OUTDOOR CABLE + ACCESS POINT

A buried cable and a dedicated access point: the gold standard

If you want annexe wifi that simply works, year in year out, run a proper cable. An outdoor-grade or armoured Ethernet cable goes from your home network out to the annexe — ideally through conduit or buried to a safe depth — and feeds a dedicated wireless access point mounted inside. The annexe then gets its own full-strength wifi, identical in speed to a device plugged straight into your router.

A single run of network cable reliably carries data up to around 100 metres, which comfortably covers almost any domestic annexe. Because the link is a physical cable, nothing about the weather, the neighbours’ wifi or your fuse board can interfere with it. It’s the option we recommend wherever a cable route is realistic.

The only real downside is the groundwork: lifting a slab, digging a trench or clipping cable neatly along a fence line, and terminating it properly at both ends. That’s exactly the sort of tidy job we handle as part of a home network setup — and once it’s in, it’s genuinely fit-and-forget.

/05 — POINT-TO-POINT WIRELESS

Point-to-point wireless: our speciality for detached annexes

When trenching isn’t practical — a driveway in the way, a mature garden, a wall you can’t touch — a point-to-point wireless bridge is usually the answer, and it’s the work we know best. It’s a pair of small directional radios: one mounted on the house pointing at the annexe, one on the annexe pointing back. Between them they create a private, focused link that behaves just like an invisible Ethernet cable, feeding a normal wifi access point inside the annexe.

The one thing it needs is a reasonably clear line of sight between the two mounting points. Get that right and the link is fast and stable in all weathers — this is the same class of kit used to connect farm buildings and remote sites across rural Dorset.

Honestly, two things decide the answer, and neither shows up in a product review: how far your annexe is from the house, and what’s in the way — thick stone walls, foil-backed insulation, a garden full of trees or a separate fuse board. A close, attached annexe on the same wiring might be sorted with powerline for a few pounds. A detached annexe across the garden almost always wants a buried cable or a point-to-point link. Won’t a normal wifi extender reach the annexe?

Occasionally, if the annexe is just the other side of one internal wall. But a plug-in extender still relies on catching your existing wifi through the walls, then re-broadcasting a weaker version of it — so across a garden or through thick stone it usually gives you a connection that shows full bars yet barely loads a page. For a room you actually rely on, a wired or point-to-point link is far more dependable.

Do powerline adapters work in a granny annexe?

Sometimes. They work best when the whole property runs off one fuse board. Many annexes are wired as a separate supply with their own consumer unit, and powerline often can’t bridge that gap at all. Even where it can, RCD-protected circuits and older wiring can slow it right down. We’ll happily tell you whether it’s worth trying at your place before you buy a pair.

Does a point-to-point wireless link need line of sight?

Yes — a reasonably clear view between the two mounting points is what makes it fast and stable. A few thin branches usually aren’t fatal, but a solid wall, a large tree or another building directly in the path will block it. When we survey, checking the sight line between house and annexe is the first thing we do, and we’ll be straight with you if a cable would be the better bet.

How fast will the wifi in the annexe be?

With a cabled access point, the annexe gets effectively the same speed as a device plugged into your router — your broadband is the only real limit. A well-aimed point-to-point link is fast enough for HD video calls, streaming and working from home. Powerline and wireless mesh are the ones where speed becomes a lottery, which is why we steer people away from them for anything demanding.

Can you just come and sort the whole thing out for me?

Is it better to run a cable or go wireless between the buildings?

A cable, whenever the route is realistic — it’s the most reliable link there is and immune to weather and interference. We only reach for a point-to-point wireless bridge when digging or clipping a cable isn’t practical, such as a driveway or paving in the way. Both give the annexe its own strong wifi; the difference is simply how we get the signal across.

Will the annexe be on the same wifi as the main house?

Your choice. We can extend your existing network so devices roam seamlessly between house and annexe, or set the annexe up on its own separate or guest network if an older relative or lodger would like their own space. Either way it’s properly secured with its own password, not an open signal anyone nearby could hop onto.

Do you cover my area, and what if neither option works?
